How to Understand Radon Results at Home

A radon report usually comes down to one number, but that number carries a lot of weight during a real estate transaction. If you are trying to figure out how to understand radon results, the first thing to know is that the reading is not a pass-or-fail grade on the house. It is a measurement of radon concentration under specific test conditions, taken over a specific period of time.

That distinction matters. We see buyers assume a result just under the action level means there is no concern, or that a result just over it means the house has a major defect. In practice, radon results need to be read in context - the test type, the conditions during the test, the home’s layout, and the way the lower level is used all affect what the number means for your next step.

How to understand radon results on a report

Most residential radon reports show the result in pCi/L, which stands for picocuries per liter. That is the standard unit used in the United States to measure radon concentration in air. For most buyers and homeowners, the key benchmark is 4.0 pCi/L. That is the EPA action level, meaning mitigation is recommended when the result is at or above that number.

If your result is below 4.0 pCi/L, that does not mean radon is absent. It means the tested level was below the action threshold at the time of testing. If the result is 4.0 pCi/L or higher, the usual next step is to discuss mitigation, not to panic. Radon mitigation is common, effective, and often straightforward when handled by a qualified specialist.

A report may also include the test start and stop time, device type, serial number, room tested, and whether closed-house conditions were maintained. Those details are not filler. They help establish whether the result is reliable enough to use in a transaction or decision-making process.

What different radon levels usually mean

A result under 2.0 pCi/L is generally considered low, though no radon level is truly zero. A result between 2.0 and 3.9 pCi/L is below the EPA action level, but many buyers still take note of it, especially if they plan to finish a basement or spend a lot of time on the lowest level.

At 4.0 pCi/L and above, mitigation is recommended. Once you get into higher readings, such as 8.0, 10.0, or more, the recommendation does not really change - mitigation is still the typical solution - but the urgency of addressing it becomes clearer.

Where people get tripped up is assuming that 3.9 is safe and 4.0 is dangerous. Radon does not work that neatly. The action level is a decision point, not a magical dividing line. If a reading is close to 4.0 pCi/L, retesting or looking closely at the test conditions can be reasonable, especially if there were concerns about doors, windows, weather, or occupancy during the test period.

Short-term vs. long-term testing

One of the biggest factors in how to understand radon results is knowing what kind of test you are looking at. In most home sales, the test is short-term. That usually means a test period of at least 48 hours using a continuous radon monitor or another approved device.

Short-term testing is practical for transactions because it produces results quickly, but it is still a snapshot. Radon levels can fluctuate from day to day and season to season. Weather, barometric pressure, HVAC operation, and how tightly the home is closed up can all influence readings.

Long-term testing runs much longer, often more than 90 days, and can give a better picture of average exposure over time. For a real estate transaction, short-term testing is standard. For an owner who wants a more complete understanding of year-round conditions, long-term testing can add useful perspective.

That is why a buyer should not read a short-term result as the house’s permanent radon level carved in stone. It is a valid measurement, but it reflects the conditions present during that test window.

Why test conditions matter so much

A reliable radon result depends on proper closed-house conditions. Typically, windows stay closed, exterior doors are kept shut except for normal entry and exit, and certain fan or ventilation setups are avoided during the test period. If those conditions were not maintained, the result may not reflect normal worst-case occupancy conditions.

This comes up often in South Jersey, especially in shore homes and seasonal properties. We sometimes see homes that are vacant, homes that have been aired out before showings, or homes where occupants are not fully clear on the testing protocol. In those situations, the number on the report may need more scrutiny.

The room tested matters too. Radon testing is typically performed in the lowest livable area of the home. That does not always mean a finished basement. It could be a first floor in a house with a crawlspace, or a lower level family room that is used regularly. If the sampled area is not appropriate, the result may not reflect actual exposure in the area people occupy.

South Jersey homes can produce very different results

Local housing conditions make a difference. In Atlantic County, Cape May County, and surrounding parts of South Jersey, we inspect a mix of older homes, shore properties, crawlspace foundations, slab-on-grade homes, and houses with partially below-grade lower levels. Each type can affect how radon enters and how it behaves.

A house with a basement may draw soil gases differently than a house over a crawlspace. A tightly sealed home may test differently than a draftier older property. Coastal moisture conditions, humidity, and seasonal occupancy patterns can also change how the lower level is ventilated or used, which affects the practical meaning of the reading.

That is why two nearby homes can have very different radon results. Buyers sometimes expect neighborhood-wide consistency, but radon is highly property-specific. We have seen one home test low while the house next door tested well above the action level.

When to retest and when to move forward

If the result is clearly above 4.0 pCi/L and the test was properly conducted, most transactions move toward mitigation rather than repeated testing. Retesting may make sense if there is a real question about protocol, device placement, or interference during the test.

If the result is borderline, such as just below or just above 4.0 pCi/L, a retest can be reasonable depending on the timeline and the client’s comfort level. The key is not to use retesting as a way to chase a preferred number. The goal is to confirm that the decision is based on a dependable result.

For homeowners outside of a transaction, retesting is often worth considering after major changes to the home. Finishing a basement, altering HVAC operation, adding air sealing, or changing how a lower level is used can all affect radon conditions.

What a high result does and does not mean

A high radon result does not mean the house is failing structurally. It does not mean the basement is defective. It also does not mean the transaction needs to fall apart. Radon is an environmental condition that can be addressed, and in many cases it is handled without major disruption.

What it does mean is that the home tested at a level where action is recommended. That should be taken seriously, but it should be handled the same way a good inspection client handles any material finding - clearly, calmly, and based on the report.

For buyers, the practical question is not whether the house is perfect. It is whether you understand the condition and know the appropriate next step. Radon fits into that same mindset.

Reading the report like an informed buyer

A good radon report should answer more than one question. It should tell you the number, but also show when the test occurred, where the device was placed, what type of device was used, and whether conditions supported a valid test. If those details are missing, the result becomes harder to interpret with confidence.

In our field experience, the smoothest transactions happen when clients read the report carefully and ask focused questions. Was the test performed in the correct area? Were closed-house conditions followed? Is the result comfortably below the action level, borderline, or clearly above it? Those are the questions that actually move the decision forward.

For South Jersey buyers, especially those looking at older housing stock, crawlspace homes, or shore-area properties, radon testing should be read as one part of the overall inspection picture. It deserves attention, but not drama. A clear result, a properly documented test, and a practical response are what matter most.

If your radon report leaves you with one number and a lot of uncertainty, slow down and read the conditions behind the number. That is usually where the real answer is.
